                LOCATION: Located at the foot of the west slope and foothills of the Big Horn Mountain range of Northwest Wyoming, this place is all blocked with deeded lands along the Big Horn Recreation area and the Big Horn River. If you like some recreation and access to public lands, this place is surrounded by public BLM lands and/or the wildlife recreation area or Big Horn River frontage. Although Wyoming has been experiencing a drought, annual precipitation, historically, ranges from 8 to 9 inches in this area (based on government precipitation maps). A spectacular setting with headquarters located along the river bottoms with endless  tress, surrounded by green valleys, rolling hills, surrounding bluffs and a sweeping view of the mountains.                                  

IMPROVEMENTS

This place has excellent improvements, including an exceptional main ranch house, well designed and tastefully finished with gourmet kitchen, large dining area, library/office, large hallways, bedrooms and baths. A beautiful covered deck adorns one entire end of the home and is situated to capture the sweeping views of the area. The home enjoys central air conditioning. There is also a very nice apartment which occupies a portion of a large metal shop building. This apartment is also very well done and once inside, gives no hint of the adjacent shop building. The ranch buildings are all fairly new with two large shop buildings with big overhead doors, allowing lots of room to house and work on any type of farm or ranch equipment as well as machinery storage. Another metal building was built for a horse and livestock barn. Although the present ranch operation does not include any livestock, the facilities are here and ready to go. A large metal pole frame building is located in the field are for hay storage or equipment storage.

IRRIGATION SYSTEM

The irrigation system is very well designed for delivery of lots of water, labor savings and simplicity. A submersible river pump delivers over 5,000 gallons of water per minute into a settling pond, where any si8lt or debris settles out of the water. The water, is then delivered, to four different points on the farm, by separate submersible turbine pumps. There are four late model Valley center pivot systems. A fourth pump delivers clean water to irrigate the lands around the home. The system is designed so that any “tail or waste” water from the area irrigated by gated pipe is returned to the settling pond to be re-used throughout the system. The excellent crops, sugar beets and alfalfa observed during the 2004 growing season, plus the well landscaped area of the residence is evidence of an excellent irrigation system.

 GENERAL

The farm land is all deep rich soil, capable of producing a variety of crops ranging from sugar beets to alfalfa, to grains, corn, or other crops typical to the area. There is a long growing season in this area, spanning from mid April into October. In addition to agriculture, there is excellent fishing in the Big Horn River, mule deer migrate from the irrigated fields to the surrounding hills with some excellent heads being observed. There are also White Tails along the brushy river bottoms. Migratory elk herds calve nearby in the foothills. There are lots of pheasants, turkeys, ducks, and geese at home in the recreation lands adjacent to the ranch, which is a haven for all species of water fowl. Historically, this farm has produced alfalfa, sugar beets, and grain. Today is has been converted to all grass pasture for year round grazing of cattle.
